What is a Pre-Listing Inspection?
A Pre-Listing Inspection is a proactive approach to selling your home. Eventually your buyers are going to have the home inspected by a professional home inspector. You might as well know what concerns they are going to find by finding them first. This is especially helpful when you need to sell fast, or when you are trying to maximize the selling price.
- Allows you to see your home through the eyes of a critical third party
- It helps you price the home more realistically, often allowing you to maximize the price
- It permits you to make repairs in advance, as lower cost due to allowing you time to shop around for contractors
- Won't create negotiating road-blocks that delay your home's sale
- Buyer may even wave the inspection contingency
- May alert you to current safety concerns, that will affect your family, and potential injury to Realtors, and prospective buyers
- Reduces your liability by adding professional supporting documents to your disclosure statement
Copies of our professional report should be made available at the showing. Copies of repair receipts can be added as well showing the noted repairs are made, or for a small fee we can re-inspection the items of concern we found and provide an updated report.
What is a New-Build Home Inspection?
A New-Build Inspection is very similar to a Pre-Purchase Inspection with a much greater focus on cosmetic issues and component adjustments. Of course we will check all the major systems as we do with all our inspections, but we put a much greater focus on the small things that a buyer of a pre-existing home is not quite as concerned about. Things such as nicks, scratches, dings, tears, proper cabinets installation, correct drywall/framing installation, garage door safety features, etc. Many new home buyers think this inspection isn't needed, but let us assure you it is very important. With the speed of home construction, builders sub-contracting to the lowest bidders, and growing difficulty of making a profit in the real estate market we have found many home builders are cutting corners more and more. We have often found hidden unfinished work as well, that could result in safety concerns for your family. Don't just accept an inspection from an inspector that is partnered with the builder that will influence the outcome. We suggest using an unbiased inspector that has YOUR best interest in mind. Also, remember it is much easier to get an item on your punch list repaired prior to closing, than after you take possession.
What is a 1 Year Home Warranty Inspection?
Our warranty inspection will arm you with all the facts and details you need to put together your final punch list just prior to your new home warranty expiring. Often times new home defects don't surface until months down the road after you move in. When you live in the home on a day-to-day basis often we find you grow accustom to defects and overlook them. A new set of professionally trained eyes will be much better at finding these types of defects. Let us investigate your home, and prepare you with a very detailed report, that can be forwarded to your warranty company along with your punch list. We can save you money by finding items that will cost you more in the long run of left unnoticed or unrepaired.
What Type Of Home Inspection Report Do I Get?
- I provide you with a computer generated, customized, full-color, detailed, easy-to-read inspection report with integrated digital photos allowing you to full clarity of all areas of concern in the home after you have left the site
- Your report is very conveniently retrieved through this web site, after your inspector e-mails you your very own secure user name and password, usually the very same day
- You can have you inspector send your report automatically to your real estate professional as well for their review
- You can also forward a copy to whom ever you wish with a few simple steps
- There is no time limit at to how long you have to access your report online
- You are also welcome to request a printed copy that we can mail to you, or delivered in person if necessary
Don't be fooled by inspection companies that complete a pre-printed generic inspection form, and leave you with nothing more than a carbon copy of their checklist.
What will it cost?
First off don't let cost deter you from getting your home inspected, or selecting the best qualified inspector. If there is ever a time to save a few bucks this is not the time. The knowledge and peace of mind coupled with the money you could potentially save by finding problems and defects before it is to late makes it well worth the cost. Most CERTIFIED home inspections in the Salt Lake area range roughly from $200 - $400. The pricing is determined by several variables involved including the square footage of the home, age of the home, and the number of units involved in the inspection. The lowest priced inspector is often the biggest mistake. Please consider their qualifications, experience, training, professional affiliations far before the lowest price...especially in a state like Utah that does regulate the home inspection industry with any legislation or licensing requirements. Visit our fees page for more information.
Can I do my own inspection?
Granted most homeowners can do a walk through to spot obvious defects, a professional home inspector has specialized instruments to test major components of a home, as well as specialized training to find the not so obvious defects, especially without tearing a home apart. A good experienced, well trained inspector can even identify substantial defects that might just appear to be minor flaws from the surface. A unbiased home inspector has no emotional attachment to the home and is also not under the enormous amount of stress involved in buying a home. You need the perspective of the objective 3rd party who specialized in this situation.
Can A House Fail Inspection?
No, a professional home inspection is an examination of the current condition of your prospective home. It is not an appraisal, which determines market value, or a municipal inspection, which verifies local code compliance. A home inspector, therefore, will not pass or fail a house, but rather describe its physical condition and indicate what may need repair or replacement.
What If The Report Reveals Problems?
First off please remember that no house is perfect. Our report will educate you as to the exact condition of the home, and point out areas that may need repairs. As a home ages, systems will have a tenancy to perform at less than optimal levels. It is your decision as to how the problems the inspector uncovers might affect your purchase decision. If major problems are discovered, you might considering trying to negotiate with the seller to have the items repaired prior to the closing. Or perhaps the seller will lower the asking price, or offer more favorable contract terms. In the end, the decision rests with you, but our inspector will give you the knowledge and confidence you need, prior to buying, to make the best decisions.
If The House Proves To Be In Good Condition, Did I Really Need A Home Inspection?
Definitely. Now you can complete your home purchase with confidence and fully knowledgeable as to the condition of the property and all its equipment and systems. You will be aware of maintenance items in need of immediate attention, and future repair items and an estimated time table of the expected remaining life of vital home systems. You will also have learned many things about your new home from the inspector's written report that you will be able to refer back to for years to come.
Should I Attend The Home Inspection?
I strongly encourage you to attend the inspection. The average inspection takes 2-4 hours depending on the size, age, and condition of the home. Attending the inspection allows you better understand the report, allows you to ask questions during the process, and will allow you to attain a better feel for the needs of the home. Keeping in mind of course there is no "perfect home", we can point out the major problems vs. the smaller less expensive concerns. If you are unable to attend we will gladly review your report with you over the phone at a convenient time for you.
What is a Pre-Inspection Agreement And Why Must I Sign One?
A Pre-Inspection Agreement simply defines the parameters of the inspection, and is required by all insurance companys. Most inspection companies require one, and are for the most part are industry standard. If another inspection company tells you they don't require one, then start worrying, because that is a good sign they are not insured. Before we can conduct a home inspection, we need you to review and sign our pre-inspection agreement.
We provide access to our agreement online, so you can review it in advance if you wish. Click here to view/print this agreement. It will open in a new window so you may have to temporarily disable your pop up blocker depending on your browser configuration.
If you are unable to attend your inspection in person then you will need to print, sign, and fax the pre-inspection agreement to (801) 785-4818 at least 24 hours prior to the inspection date.
