RADON FACTS IN UTAH

The EPA has determined that homes with an average radon level over 4.0pCi/L are at risk for getting lung cancer.

State statistics (as well as our 16+ years of company data) show 1 on 4 homes in Utah have radon levels exceeding 4.0pCi/L.

All homes in Utah have some amount of Radon gas, so it is always good to know your levels.

​

Radon gas is the 2nd leading cause of lung cancer next to smoking/vaping.

WHAT IS RADON AND WHERE DOES IT COME FROM?

Radon comes from the natural breakdown of uranium in soil, rock, and water and gets into the air you breathe. Radon typically moves up through the ground to the air above and into your home through cracks and other holes in the foundation, crawlspaces, block mortar joints as well as seeping through the concrete. Your home can trap radon inside. Radon can also enter your home through well-water.

 

Any home can have a radon problem. This means new and old homes, well-sealed and drafty homes, and homes with or without basements. In fact, you and your family are most likely to get your greatest radiation exposure at home. That is where you spend most of your time. 

​

If you find that you have high radon levels, there are ways to fix a radon problem. Even very high levels can be reduced to acceptable levels.

All of our extensively trained home inspectors are InterNACHI certified in Termite/WDO Inspections. We will thoroughly inspect your home for the following concerns:

 

  • Live termites, carpenter ants, or other wood destroying insects

​

  • Dead termites, dead wood destroying insects, or insect parts/fragments

​

  • Past termite damage, WDO damage, and evidence of past carpenter ant activity

​

  • Evidence of past termite treatments

​​

  • Conductive conditions that could lead to future termite, or carpenter aunt problems

​

Your inspector will complete and fill out the lender required form NPMA-33 and email it to you following the termite / WDO inspection.

​

Your inspector will also provide recommendations for action if they feel there is a need for any pest control or termite treatments. We do not provide any treatment services in an effort to remain unbiased in the inspection of your home.

INSPECTION FACTS

  • Termites are more rare in Utah's climate, but we do have subterranean termites that can damage a house

​

  • Many national mortgage lenders will require a termite inspection

​

  • Many VA or FHA mortgage loans require a termite inspection

​

  • Subterranean termites generally nest in places with higher humidity (often underground) and tunnel into homes to harvest food 9wood, drywall paper, and more) for their colonies

​

  • Termites swarm in the Spring and look like flying ants, then later shed their wings looking more like large, pale white ants

​

  • When they enter above ground spaces they build mud tubes/tunnels to enable them to keep the humidity levels they need to survive

​

  • Carpenter ants are also common in Utah, and enter homes from outdoor structures or tree branches that are in contact with the home. They chew through wood to build their nests
