Do You Know What to Look for in a Home Inspector?

There are plenty of instances that might cause you to be in need of the services of a home inspector. Once you’ve found yourself in any such situation, the first thing you probably did was hop online and start looking at who was around to handle the inspection for you. It’s important to realize, however, that not all inspectors are created equal. You need to know what to look for in order to find one who will do a good job for you.

Certification

Not all states require home inspectors to be licensed or certified. Utah is an example of one such state. Just because it isn’t required doesn’t mean that it isn’t a good idea though. In fact, it’s arguably even more important to find one who is certified by InterNACHI or ASHI, two professional organizations that home inspectors can join voluntarily. The process to join is fairly rigorous and those who do are ones who really know their stuff.

Experience and Expertise

The more experienced a home inspector is, the more familiar they’ll be with the problems that can crop up in a home. They’ll also be more likely to know what signs to keep an eye out for. As a result, they may spot things that less experienced inspectors might miss.

In some cases, you may need some more specialized inspection services. If that’s the case, you’ll want to find an inspector that has expertise in that area. Such services include things like testing for mold, meth, radon, termites, and more.

Reputation

You’ll probably be able to find information about certifications, experience, and expertise on an inspector’s website. What may be a little more tricky to discern is their reputation. The website can put an inspector in the best light, but the reviews a company has on sites like Google, Yelp, Facebook, and more will give you more insight into what their reputation is like. Reviews do tend to be polarizing, but if you want to get an idea of what you can expect from an inspector, their a good point of reference.

In order to find a home inspector who is going to provide you with a quality inspection, you need to first know what to look for. Ideally, your inspector should be certified, have experience and expertise, and have a good reputation. A lot of that is stuff you should be able to find easily enough online, so be sure to check out the websites of the inspectors you’re considering.
